Five things to think about when renovating your home

Renovating your home can be both exciting and daunting, from discovering original features you didn’t realise were there, or having the chance to put your own stamp on your property. The success of renovating a house relies on being prepared for what lies ahead and, to a certain degree, an expectation that there may be some surprises in store.

There is so much to take in when you’re planning a refurbishment and renovation, that it can be easy to focus on the aesthetics and forget about the less glamorous elements. Things such as coat storage, linen cupboards and light switches all sound mundane, but without properly planning these elements, your contemporary and modern looking rooms could soon be chaotic.

Consider these key points to ensure your home is both fabulous and functional.

Plan, Plan, Plan

The key to successful renovation projects is planning for the future, not just what you want now. Consider how you can make sure your property accommodates your own changing needs.

For example, an open plan office is a great addition for a couple living alone, but if you plan to have children, you may want to consider a little more privacy. A solution would be a flexible space where you can add doors or dividers at a later date.

Go Green

The future is green; buildings, cities and cars will all have to take into consideration CO2 emissions and how they impact the environment. An easy way of future proofing your home is through the heating or lighting systems, but ensuring you go for the most environmentally friendly solutions.

From choosing recycled materials all the way through to installing solar panels, there are numerous ways you can ensure that your renovation project is eco-friendly.

Think Smart

A great way to ensure that your lighting and heating systems are energy efficient is to install smart technology. Building automation systems that you can control remotely from a computer or a mobile phone ensures that your home runs efficiently. Some systems can even adapt and react to how you use them.

Utilise Space

A lack of space and storage is a common occurrence in contemporary homes. Utilising redundant space that you would have otherwise ignored is a nifty and smart way of creating extra storage spaces and creating a cleaner look.

Think about the underused areas in your home that could be utilised as storage. Below the stairs is a great example, but it’s usually just a general storage cupboard filled to capacity and difficult to access. There are great solutions that will allow you to subdivide the space into drawers and cupboards to maximise this part of the house.

Keep some wall space

When creating open plan kitchen and dining rooms the urge to get rid of every wall in sight is high, but make sure you consider each wall before doing anything drastic. Could that wall have been a great spot for that unique art piece you have, or somewhere to put furniture against?

Also, try to resist adding a window in every external wall, plan your views carefully to make the most of the landscape outside, avoid putting windows that look onto your bins or a side passage.
